Sole Agencies

You agree the services of ONE agent to sell your property in an agreed period of time usually a minimum of eight weeks. However if you do sell your property via another agent in the stated period you will be obliged to pay IC Property a standard agency fee. Likewise the agent must respect the terms and ensure that the service promised is delivered to a high standard.

Watch out... if you appoint more than one estate agent to sell your property under a sole agency or a sole selling rights contract, each agent has the right to claim their fee when the property is sold

Joint Sole Agencies:

Some estate agents offer a 'joint sole agency' contract where two estate agents agree to share one commission, although the total fee may be higher than the Sole Agencies agreements.

Multiple Agencies:

This is when you agree the services of SEVERAL agents. The agent that sells the property takes the whole fee.

Once you have decided which service you would like to take, you will need to sign a confirmation agreement form to begin selling your property.

IC property must make you aware that every property marketed MUST have an EPC (Energy Performance Certificate). It is against the law to advertise without this document. IC Property can arrange for this to be carried out please enquire in office.
